Teachers and Educators
- Essential Worker Finance
Home loans for teachers and educators
Contract, casual or permanent. We find the right lender for how you actually work.
Teaching can mean permanent staff, long-term contract, or casual across multiple schools. Lenders have very different policies on how they treat each situation and getting it wrong means either a declined application or a loan that does not suit you.
We know which lenders work well for teachers on contracts, which ones count casual loading, and how to structure an application that actually gets approved. For eligible teachers, LMI waivers at 90% LVR are available. Some lenders were built specifically to support teachers and healthcare workers and offer genuinely competitive rates as a result.
- What You Can Access
What teachers can qualify for
- LMI waivers at 90% LVR with eligible lenders, saving up to $44,000
- Competitive rates from lenders who specifically support educators
- Note: the Government scheme price cap in many regional areas sits at $650,000 or below. If the home you want is above that, the LMI waiver is often the better option
- Loan structures that work around term-time pay cycles
- Casual and contract income assessed favourably with specialist lenders
- First home buyer options: Government 5% scheme vs LMI waiver comparison
- HECS debt assessed favourably depending on your remaining balance and timeline
- What You Will Need
A note on HECS debt
Many teachers carry HECS debt from their teaching degree. Depending on how close you are to paying it off, we can find lenders who exclude it from their servicing assessment entirely or apply a significantly reduced buffer. This can add meaningfully to your borrowing capacity.
- What You Will Need
Documents you will typically need
- Two to three recent payslips
- Last two years tax returns and PAYG summaries
- ATO MyGov HECS statement if applicable
- Employment contract or letter confirming your role and employment type
- For casual teachers: evidence of consistent employment across recent terms
- Confirmation you are not currently studying if HECS exclusion is being applied
